🏢 Commercial property is a long game.
As a business owner, it’s easy to focus on one question:
👉 “Will this property work for my business today?”
But the smarter question is:
🚀 “How will this property support my business growth and create value into the future?”
When buying commercial property, don’t just think about your current needs. Think about the asset itself.
Ask yourself:
🔎 Will this property appeal to a broader range of tenants in the future?
📈 Does it have flexibility for different uses?
🤝 Who will want to buy this property when it’s time to sell?
The best commercial property decisions consider the exit strategy from day one.
Because the buyer pool 10, 15 or 20 years from now matters.
Too many business owners only think about how the property serves them today.
The real opportunity is finding a property that works for your business now and continues to create value long into the future.
💡 Buy for today. Think for tomorrow.

Business owners can allow emotions to cloud their judgment when it comes to selecting property.

Decision making fatigue and ignoring the red flags can lead to confirmation bias.

Businesses & romance: when we imagine it's right we start ignoring the red flags. We've all been there :)

Balance is key.

8 years wasn't enough. So we asked for 16.

This week I've been negotiating a lease for a not-for-profit client. The landlord wanted a 4 x 4 structure: two four-year terms, with the choice to stay or go sitting with my client, not the landlord.

Seemed like a good result. We pushed for a third and fourth term anyway. We secured a 4 x 4 x 4 x 4.

Here's why.

1. The fit-out is a serious investment. The board's brief was "not a cheap fit-out, but not Rolls-Royce either." Every extra year of secure tenure spreads that spend further.

2. Their funding runs in four-year cycles. Matching each lease option to a funding rollover means they never commit to rent they can't yet see coming in.

3. Options belong to the tenant. A longer runway costs them nothing if their needs change. They can still walk at the end of any term.

4. Relocation is the hidden cost. Moving an organisation, its people and its services is disruptive and expensive. Control over the site is worth more than a slightly sharper rent.

For any organisation reporting to a board: build your lease around how your money actually flows, not around the landlord's standard template.

And for the business leaders responsible for the result, what's driving the length of your next lease: your strategy, or the agent's paperwork?

Most medical practices do not run into property problems because of a lack of effort.

They happen because assumptions are made about the space, compliance requirements, and future needs that later prove incorrect. ⚠️

Your accountant reviews the numbers. 📊
You review the documents. 📄
Your builder or fit-out team reviews feasibility. 🏗️
The agent represents the seller. 🏢

But who is checking whether the property actually supports how your practice needs to operate, comply, grow, and eventually transition? 🤔

Before you buy or commit, here are 15 signs that should make you pause and investigate further. 🔍

The full guide explains:
✅ What to look for
✅ Why it matters
✅ The key standards and considerations that apply

A property decision can impact your practice for years. Make sure you are asking the right questions before you commit. 🩺🏥

A valuation informs negotiations, but doesn't guarantee leverage. Understanding the negotiation process itself is key to a successful deal.

💰💰💰

Just because you can borrow it, doesn’t mean you should.

Your borrowing capacity isn’t your budget.

Before you max out your borrowing power, ask:

Will this give me freedom - or leave me financially trapped?

The right property has to work for your business, your finances AND your life.

Open post by impactacommercial with ID 18028628270910853

What is a commercial property actually worth?
Whats the real cost of commercial property?

When it comes to negotiation, valuation can play a very different role.

There’s the bank valuation.
The market valuation.
What the seller believes the property is worth.
What the buyer believes it’s worth.

And then there’s the truth.

Usually, somewhere in between.

A valuation can be an important tool, but it doesn’t automatically determine the price or give you leverage in a negotiation.

Understanding why you’re getting a valuation, and how you’re going to use it, is just as important as the number itself.

🎙️ We unpack this and more in our latest episode of Commercial Property Uncovered: Beyond the Contract.
